I Finance Construction specialize in private lending:
- Your OK if your income is self declared, pension, self employed, contributory income from extended family, rental income;
- Your Loan to Value is ok up to 90% in the GTA on a case by case basis;
- If your beacon score (credit score) is rejected or very low, we are OK with that depending on the equity you have in your property;
- Minimum broker fee begins at $1700.00, maximum is 1.50% of your loan amount;
- Rates for private 2nd mortgages begin at 10% up to 15% depending on your application and the Lender I send your application to;
- International Investors qualify for secondary financing on purchases and refinancing to a maximum of 82% loan to value;
- Condominium are OK for 2nd mortgages;
- Cottages are OK for 2nd mortgages;
- 3rd mortgages are OK and often we time these to mature with your 2nd and pay out your 2nd;
- Your term can be for 6 months and usually for one year;
- Lender Fees apply and are negotiable;
- We have very reasonable legal fees;
- Construction Financing is available behind a bank first mortgage;
- Quick closings! We can close in a few days;
